Théoule is an extremely picturesque village nestling on the Esterel coast only
15 kilometres from Cannes. It boasts two crescent beaches, superb water
sports, excellent restaurants both on the beach and in the village, as well as
a variety of local shops with two supermarkets, bakery, local butcher and
several boutiques. There is a regular bus service and local train station
making trips to Cannes, Nice, Monte Carlo and beyond very accessible without
private car. During the summer there are often local festivities in the main
square and on the beach, as well as the national commemorative firework
displays.
Villa Rouge is a recently built villa, on the hillside overlooking Théoule,
with spectacular unrestricted views across the bay to Cannes. The garden is terraced and planted with small shrubs and a flight of steps leads down to the pool that
also faces across the Bay of Cannes. Being on a terraced site there are few
areas for children to play and consequently small children are not encouraged
in this particular villa.
There is a safe very large terrace of approximately 40m² plus the sloping car
driveway to the villa as well as a second large terrace from one of the
bedrooms on the middle floor. On the ground floor level leading from the sitting and dining rooms there is a protected walled patio the full
width of the villa.
Being just five years old, all the fittings and fixtures in the villa are pristine, and
because of the unusual design of the villa there is an internal lift to all
floors as well as an internal tiled staircase. The entrance level comprises
hallway, lift entrance, staircase down and externally the very large terrace
with panoramic views, perfect for meals, cocktail reception or just absorbing
the view.
Descending to the middle floor there are three double bedrooms with ample
wardrobe facilities. One double bedroom has shower room en suite, a second and
third double bedroom share the facilities of an adjacent bathroom and separate
W.C. Access from one bedroom to the middle sun terrace. The fourth double bedroom is on the ground floor with an ensuite bath and shower room.

themselves, or bring their own linen with them.
